Special Marketing for Estate Properties

The Marketing & Sale of Your Estate Property

While there are many steps common to all real estate transactions, all properties are not the same. The more expensive your home – whether it’s a freestanding house or a condominium penthouse – the more specialized the market…and the marketing.

Whatever the style and price of your estate property, you list it for sale with the expectation that it will, in fact, sell. You do your part by pricing it realistically, keeping it in top condition throughout the sale and escrow period, and making it available for viewings by real estate agents and qualified buyers.
Part of your real estate agent’s job is to make sure that those agents and buyers know about your property.

Since the number of potential buyers is smaller than with a lower-priced home, it is especially important to target all marketing. Here are some of the options we have in marketing your home:

  1. Place a widely recognized Westside Lifestyles sign in front of your property.

  2. List the property in the Multiple Listing Service, exposing it to real estate agents across the entire region and internationally through Realtor.com.

  3. Assist with staging the property, if necessary.

  4. Arrange for high quality professional photographs of your home.

  5. Schedule, at your earliest convenience, a brokers’ caravan so that local agents can see your property in person.

  6. Feature your listing on my website, www.WestsideLifestyles.com.

  7. Prepare an online video tour of your home by creating a website for the property.

  8. Submit your property to printed and online luxury marketing publications, such as Dream Homes and Distinctive Homes.

  9. Design and place a full-page ad in Caravan Express, which is distributed to brokers and on newsstands throughout Southern California.

  10. Place your property into L.A. Condo Lifestyle’s Los Angeles Times ad.

  11. Design, print and distribute a color brochure showing and describing the unique features of your home.

  12. Place additional advertising in the estate marketing sections of the Wall Street Journal and the New York Times.

  13. Personally contact top real estate agents in the area who consistently represent affluent buyers, including sports and entertainment personalities and top business executives. This networking is often the most important step in the sale of unique properties.

  14. Personally contact past clients and other qualified individuals who might be interested in purchasing your property.

  15. Arrange for a public open house, as appropriate and convenient.

  16. Qualify each prospective buyer prior to showings.

  17. Cooperate with buyers and their agents and other representatives, including architects, decorators, attorneys and financial or business managers.

  18. Present and discuss with you all feedback from agents and potential buyers.

  19. Continue marketing your property to the target audience.

  20. Present and discuss offers to purchase your property.

  21. Present any counteroffers and negotiate on your behalf.

  22. Attend all inspections.

  23. Monitor and report the progress of the escrow and answer any questions you may have.

  24. Anticipate and eliminate any problems before they arise.

  25. Remain available to assist you with your move.

  26. Continue to assist you with any real estate needs through and beyond the close of escrow.
